FOOTHILL MIXED-USE MASTER PLAN

STATUS: Conceptual Design Compeleted

CLIENT: YST Investment LLC.

The Foothill Mixed-use Master Plan is a 2-acre development consisting of two combined lots, front and back, located on Foothill Boulevard.
 
This development presents a vision for the La Crescenta-Montrose area that comprises a 3-story mixed-use building with two-story of subterranean parking and 47 units of townhouses. Preservation of 2 existing mature coastal live oaks was a priority throughout the design process, as they are the cultural and historical resources of the community. Trees with spreading canopies to provide summer shade are extensively used at the outdoor common area to accommodate the microclimate of dry, hot summers in the foothill area. 

At the frontage of the property, a row of evergreen street trees is used to separate pedestrians from street traffic, as large foot traffic is expected to circulate in and out of the retail/business area. Special paving is used to create a piazza-like space for an inviting and welcoming atmosphere. In the pool area surrounded by residential homes, flowering trees and date palms are used to create a tropical and relaxing space for the residences
